SUSTAINABILTY AND ENERGY EFFICIENCY FEATURE AS KEY ASPECTS OF THE MEP WORKS AT WILTON TERRACES

Wilton Terraces offers a perfect combination of dynamism and infrastructure. Set across two 12-storey towers, it comprises of 283 units featuring 1-, and 2-bedroom apartments. Its excellent transport links connect it to all the major business and leisure hubs of Dubai. Stunning views of Ras Al Khor Wildlife Sanctuary go hand in hand with a top-tier retail and restaurant offerings.

Commenting on the construction works, Joseph Thomas, Co-Founder and Managing Director, Ellington Properties, said: “We have completed engineering approvals, site execution, final fixture installations, authority inspection approvals, testing and commissioning, snagging and de-snagging as well as building handover. Recently completed, the development has a ground floor, two podiums, and 12 residential floor configurations, touting a total built-up area (BUA) of 49,856.81 m² constructed on a plot area of 7,271.55 m².”

The development’s design is inspired by the fabled Silk Road, which lends the project a sense of harmony and elegance, while interacting seamlessly with its natural green surroundings. In addition, plenty of outdoor space has been factored into the development, with the surrounding parks serving as an ideal setting for family gatherings.

Construction stakeholders and milestones

Wilton Terraces was built by the UAE-based construction firm Aroma International Building Contracting LLC, while Dubai Consultants provided various management services. Proleed Engineering Consultants was the MEP consultant on the project. NAFFCO supplied the firefighting products, while LPG was provided by UNIGAZ. The ducting was supplied by Jindal, the MS pipes by Surya Pipes and the cables by NCI. The light fittings were sourced from Romaluce, the LV switchgears from Legrand and the plumbing was supplied by Cosmoplast. The busbar systems were sourced from Power Duct. The video intercom systems were supplied by Comelit. The chiller systems were provided by York.

Commenting on the construction milestones, Joseph Thomas said: “The Wilton Terraces development achieved structural completion in March 2019, with the final installations completed in June 2021.Additionally, the authority inspection milestones were achieved in September 2021, following which the testing and commissioning phases were completed in December 2021. The final handover of the development was reached in January 2022.”

Throughout the construction phase, Dubai Municipality approved safety training sessions were conducted on a regular basis, which resulted in 4,064,802 safe man-hours without lost-time incident (LTI) on the project.

Despite the pandemic and a few unexpected challenges, the residential development project maintained and met all its construction deadlines due to its clear project management continuity program.

Showcasing sustainable and energy-efficient engineering

Sustainability has been a key feature in the construction of Wilton Terraces. Employing energy efficient technologies and using materials that have minimum environmental impact, the project achieves its goal of delivering living spaces that are commended for their quality and are in sync with the environmental regulations.

Wilton Terraces’ building design incorporates elements and technologies that have an ongoing positive influence on the building’s environmental impact. These result in lower noise, better temperature control, water conservation, power saving and overall safety of the residents.

High-quality and energy-efficient concealed kitchen appliances sourced from Italian firm Zanussi have been installed within the project. The use of UK-based Bagnodesign decorative sanitary wares have resulted in efficient water flowrates in line with green building standards.
